About the Project:

DAX Apartments is a ten-story, 77,000-square-foot multifamily development in Bethesda, MD, featuring 110 residential units, including 17 affordable Moderately Priced Dwelling Units (MPDUs). Supported by the Montgomery County Green Bank (MCGB), this new construction project surpasses standard multifamily housing by incorporating advanced energy efficiency and climate resilience measures. These enhancements ensure the building is prepared for climate challenges such as floods, extreme precipitation, and heat stress.

Key sustainable design features include:

  • Green Roof: A 4,000-square-foot intensive green roof covering nearly 40% of the site, enhancing stormwater management and reducing urban heat.
  • Quest Ecowall System: Advanced thermal performance and water-resistant materials to minimize heat gain and improve energy efficiency.
  • Elevated Ground Floor: Raised construction to keep the building outside the floodplain, enhancing flood resilience.
  • Sustainable Living Enhancements: Access to a County-wide bike path, newly planted street trees for an improved urban canopy, and the elimination of on-site parking to encourage reduced car use.

These strategies position DAX Apartments as a leader in climate-resilient, sustainable urban development.
