SUMMARY:Bisnow Multifamily Annual Conference (BMAC) East
DESCRIPTION:A full-day regional event focused on development projects\, investments trends\, affordability outlook\, consumer demands\, economic insights and more\nWhat You’ll Learn\n\nWith the notable decline in multifamily housing starts and units under construction\, what strategies should developers and investors consider to effectively navigate these market challenges?\nAs rent prices continue to rise\, how can multifamily developers and property managers balance the need for rent increases with tenant retention strategies?\nIn light of the decrease in multifamily units under construction and the growing supply of newly completed units\, how can developers and investors adjust their strategies to align construction activities with evolving demand? What are best practices for managing labor shortages and high construction costs?\nWith the increase in vacancy rates to 6.1% and variations across metro areas\, what key factors are driving these changes? How can property managers and developers address these factors to stabilize occupancy levels and optimize rental income?\nGiven Freddie Mac’s forecast of muted multifamily performance due to high new supply and slow rent growth\, how can investors and developers strategically position themselves for long-term growth in the multifamily sector?\nFacing challenges such as low rental growth\, rising operating expenses\, and increased insurance costs\, what strategies can multifamily property owners use to effectively manage margins and remain attractive to lenders?\nConsidering the upcoming election\, how might these political shifts impact commercial real estate development\, zoning regulations\, and affordable housing availability?\n\nHow You’ll Do More Business: The multifamily sector is facing significant challenges\, with declining housing starts and units under construction\, while rent prices continue to rise\, impacting inflation and tenant retention. At the same time\, vacancy rates have increased to 6.1%\, and the market is seeing a growing supply of newly completed units. With changes in the upcoming election and its impact on commercial real estate development\, zoning regulations\, and the availability of affordable housing\, developers and investors have been put to the test to overcome these obstacles. \nBMAC East is our premier multifamily event\, consistently attracting over 500 attendees each year. SUMMARY:The Climate Mobilization : Making MoCo buildings climate friendly
DESCRIPTION:Join us on Tuesday\, February 4 at 7:30PM.\nCouncilmember Evan Glass\, MoCo Green Bank CEO Stephen Morel and others will share their views on the BEPS regulations that the County Council will vote on in February. Learn what YOU can do to ensure the councilmembers vote YES\, making our apartment buildings\, condos\, offices\, and other buildings healthier\, safer\, and more affordable! \nBuildings covered by these regulations produce nearly 25% of MoCo greenhouse gas emissions. The County Council is now reviewing and will vote whether to approve the regulations needed to implement the Building Energy Performance Standards (BEPS) Law that was passed in 2022\, requiring buildings to become more energy efficient.\nThe efficiency requirements will require most buildings to convert from gas to electricity\, since heat pump space and water heating are 3-4 times more efficient than burning fossil fuels. This will \n\nreduce energy bills\nimprove safety and public health\nsignificantly reduce greenhouse gas emissions\n\nThis benefits everyone in the county\, not just the residents and workers in those buildings. \nClick on the “Register on Zoom” button and join us at the TCM webinar on Tuesday\, February 4 at 7:30pm where we will learn about BEPS and how it can help us – but only if the County approves the regulations. We will introduce you to our Action Alert\, where you can directly email your councilmembers in support of the regulations. \nFor questions\, contact us at: montgomerycountyTCM@gmail.com \nPlease share this email with everyone who might be interested!\n\n\n\n\n\n\n\n  \n\n\n\n\n\n\n\nRegister on Zoom

SUMMARY:Montgomery County Energy Summit
DESCRIPTION:The annual Montgomery County Energy Summit offers cutting-edge education focused on the latest trends in green building\, energy efficiency\, renewable energy\, and related commercial\, multifamily\, and residential topics in Montgomery County. \nThe target audience includes building owners\, property managers\, developers\, energy contractors\, and other sustainability professionals working in Montgomery County and the larger DMV area. This event typically attracts 300+ attendees\, speakers\, and exhibitors. \nMontgomery County DEP would like to thank the US Green Building Council National Capital Region for their years of partnership in making this event a success. \nThe 2025 Energy Summit will take place at the metro-accessible Silver Spring Civic Building in downtown Silver Spring\, MD. \nMontgomery County continues to adopt policies and programs that move the building sector to an energy efficient\, low-carbon future in line with the County’s climate action goals. Such policies require additional buildings and types to benchmark and report energy use data each year\, set a framework for building energy performance standards that require most existing buildings to become more energy efficient over time\, require all-electric new construction\, and continue to adopt progressive building codes. \nThe Summit focuses on preparing the commercial building community for compliance with energy benchmarking\, building energy performance standards\, and emerging building codes. We will explore requirements and opportunities in these areas and provide hands-on learning opportunities as well as case studies from commercial and multifamily buildings. The Summit will provide education sessions\, hands-on Q&A and support\, an “innovation alley” showcasing products and services\, and a networking reception. \n

SUMMARY:Aquifers - Threats and Solutions
DESCRIPTION:Panel discussion on Groundwater/Aquifer Threats and Solutions by members of the Presidents Council of Science and Technology. This is the official\, public presentation of their findings and recommendations. \nThis is a critical discussion for those who like to have reliable drinking water. \nThe U.S. is facing a serious and unprecedented groundwater challenge. Across the U.S.\, groundwater withdrawal has outpaced natural recharge\, while slow natural recharge has been exacerbated by climate change and precipitation variability\, including floods\, droughts\, and early snowmelt. Groundwater is a critical resource for agriculture\, domestic manufacturing\, construction\, mining\, energy production\, and other uses. \nThe largest use of groundwater\, at 70%\, is for irrigation. Moreover\, groundwater supplies drinking water for half the U.S. population and nearly all the rural population. Sustaining and securing groundwater is thus central to our Nation’s health\, food\, water\, and energy security\, and economy. Adding to the challenge\, much of the water in the major aquifers in the U.S. is fossil water\, meaning it was last recharged over 10\,000 years ago and will not be replaced naturally in centuries and millennia. In the western U.S.\, groundwater resources are being depleted at alarming rates. \nThe depletion has caused land subsidence and earth fissures as well as permanent reduction of storage capacity due to inelastic compaction of the subsurface formation.
